Questions, answered honestly.

Will you buy my house?

Maybe. It depends on the house, the location, and the numbers. If I'm not the right buyer, I'll tell you — and we can discuss other options.

Do I have to make repairs?

If I'm buying it directly, usually not. If we list it traditionally, some repairs might help you get a better price. I'll tell you which ones are worth it and which aren't.

Do I need to clean before you come over?

No need to tidy up for an initial visit. I'm looking at the property, not judging your dishes.

How is your offer calculated?

A direct offer generally reflects the home's value after repairs, minus the cost of those repairs, holding costs, and my risk. That's why it's often less than a fully-fixed listing price — and why I'll show you the alternatives.

Are there fees?

It depends on the path. A direct sale to me typically doesn't include an agent commission. A traditional listing involves listing commissions and other customary costs. I'll lay out the fees for each option before you decide.

How fast can this happen?

A direct sale can often move quickly, but timing depends on title, paperwork, financing, and the agreed schedule. Listing also depends on the market and finding a buyer. We'll discuss the timeline before you commit.

What if I don't want to sell right away?

You can be just exploring. Tell me what you're thinking, and we can discuss options without setting a sale date.

What if listing makes more sense?

Then we'll look at a traditional listing, including marketing, showings, negotiated commissions, closing costs, and potential proceeds. It isn't the same arrangement as selling directly to me.

You're a Realtor and an investor — isn't that a conflict?

Fair question. I'll always disclose my role in writing, including when I'm buying for myself. My job is to give you real options, not steer you toward the one that's best for me.

Am I obligated to anything if I reach out?

Not at all. Telling me about your house is just a conversation.

Your house. Your call.

So... should we talk about your house?

Worst case, we have a conversation. Best case, we figure something out.
