Chrismightwant your house.

Spoiler: it's not complicated

How this works.

Four steps. Three possible paths. You decide what fits.
  1. 1

You tell me about your house

A quick form or a phone call. Messy details welcome — that's kind of the point.

  2. 2

    I take a look

I'll ask some questions and, if it makes sense, come see it in person. You don't need to clean. Really.

  3. 3

    We compare your options

Whether I want to buy it, whether an investor might, or whether listing it is your better bet.

  4. 4

    You decide

Take your time. Ask questions. Say no. It's your house and your call.

The three paths, side by side

Every option has different fees, timelines, and services. Here's the general idea — the specifics depend on your house and I'll spell them out before you commit to anything.

I buy it directly

Fees
Typically no agent commission
Timeline
Often the fastest
What you get
As-is, minimal hassle

Offer usually reflects repairs and my risk.

Sell to an investor

Fees
Depends on the arrangement
Timeline
Usually fairly quick
What you get
I help connect and coordinate

Terms vary by buyer.

Traditional listing

Fees
Negotiated commissions and customary closing costs
Timeline
Depends on preparation, market, and buyer
What you get
Marketing, showings, negotiation

The market may support a higher price; net proceeds depend on costs and the final sale.

General information only. Actual fees, timelines, and terms vary by property and agreement.

When I buy directly, I am the potential buyer and may have an ownership interest. Connecting you with an investor is a different arrangement, with any compensation explained in advance. A traditional listing involves a separate written brokerage agreement. My role and any required disclosures should be clear before you proceed.

Selling direct might make sense if…

You'd rather skip the song and dance.

Convenience has trade-offs. A direct offer can be lower than a listing sale price, and no purchase or closing date is guaranteed.

Your house. Your call.

So... should we talk about your house?

Worst case, we have a conversation. Best case, we figure something out.
